Laboratory Corporation of America Commercial Leasing Specialist in Louisville, Kentucky

Leasing Specialist position available based of out the Louisville, KY branch.

Will negotiate mutually acceptable terms and contract language for new real estate leases and renewals while maintaining LabCorp standards.

Will draft and prepare leases, subleases, amendments, letters of intent, vendor agreements, construction agreements and other agreements as needed.

Will work with the corporate Law Department to interpret regulations and gain approval of lease and contract language.

Also responsible for completing financial analysis on lease terms and capital costs as well as working with corporate real estate to complete lease packages for review and approval of Senior Management.

Will verify and code invoices and annual operating expense reconciliations.

Coordination and over site of site selection, layout, design and extended maintenance. Review and negotiation of construction costs, scopes of work and construction agreements.

Will conduct site visits as needed.

Database maintenance.

Requires excellent negotiation skills, strong communication skills both verbal and written; Ability to organize and prioritize effectively and handle multiple tasks and projects simultaneously in a fast paced environment; Ability to make decisions and solve problems while working under pressure; Ability to interpret and analyze information.

Must be advanced in MS Word and Excel and proficient in Outlook and PowerPoint.

Must be willing to travel within the assigned territory.

Knowledge of legal and real estate terminology and concepts.

Must be able to read and interpret a tape measure and calculate square footage.

Position will also require speech clarity, utilization of fingers and hands, standing-remaining on one's feet in an upright position, sitting-remaining in the normal seated position, handling-seizing, holding, grasping.

Requirements

License/Certification/Education: Degree preferred with 3 yrs experience analyzing real estate leases.
